| This classic early 1900's
weatherboard cottage faces north and sits on approx 15ac (6ha) just
17km from Bellingen. With stunning mountain views, a permanent creek,
approx 8 acres of primarily flat, organically certified land and
approx 7 acres of forested land, it's great for cropping or grazing
and ideal for horses. The timber cottage currently offers 3 bedrooms
and covered verandahs and is crying out to be renovated. The timber
studio offers heaps of possibilities, the new Colourbond shed (12
x 9m) is fantastic, and the old 4 bay timber shed still works well. |

| This weatherboard cottage was moved here in
the 1940's and it boasts a solid hardwood frame and hardwood
weatherboards like you just can't get anymore. Starting life
as a small workers cottage with verandahs all round, some
verandahs have been enclosed and a new section added to now
provide 3 bedrooms, living room, kitchen, laundry, bathroom
with claw foot bath and separate toilet. The house is mostly
original with some new touches like the gas stove/cook top
and a Fisher & Paykel dishwasher. |

| There's timber floors,
high ceilings, French doors and many other features to work
with, and in fact the current owners were planning to extend
via a breezeway and add a large living space and master bedroom
with private verandah - it's certainly a project but this
lovely old girl is ready, willing and able.
Outside the land is some of the best
you'll get with fertile river flats and a permanent creek,
plus heaps of great swimming holes not far away. The current
owners have just harvested their organic garlic for the year,
so this certified organic property is ready for the next owner
to set its direction for the future. |

|
| The owner tells me that the organic garlic
uses around 2ac of land and yields around 8 to 10 tonnes of
garlic which should return around $110,000 to $140,000 gross
or $55,000 to $70,000 net. Please note that the farming, harvesting
and storage equipment used for the garlic is not included
in the price but may be negotiated separately. The vendor
proposes to rent back the Colourbond shed @ $100 per week
until end Oct 2008. The organic garlic market remains pretty
solid and there's an ideal opportunity to keep doing garlic
if that's what you want to do. Otherwise the possibilities
are almost endless, with plenty of prime land still available
for cropping or grazing, and providing an ideal environment
for horses with excellent flat ground for dressage arena jumps
etc. |

| Separate Studio |
Living area through to kitchen |
| |
| The new Colourbond shed
is less than 2 years old, 12 x 9 x 4.2m on a concrete slab and currently
set up for garlic storage but suited for almost anything with big
roller doors at both ends. The old 4 bay timber shed (12 x 5m) was
built in the 70's, is open at the front and located close to the
cottage, while the old post & rail fence is a classic reminder
of times past.
The separate timber studio is set well away
from the cottage and was probably a dairy in days gone by. It is
currently being converted to a music studio with control room and
office, it has its own phone line, high speed broadband and separately
metered electricity supply. It sits on a concrete slab, it's solid,
it's weatherproof, and it currently makes an ideal practice room. |

| There's a preschool, a
primary school, and a Steiner school nearby, with a bus service
at the front gate, a great timber cubby house for the kids and tons
of flat land to play on, but of course the best thing to do is to
come and see it for yourself.
